Design

Owner-Built Designs, LLC offers a more efficient method for integrating your design into your site as well as with your existing dwelling. Our approach allows you to tweak your design at later stages while still maintaining the integrity of your drawings. What that means for you is that you are offered more control over your design because we are better able to maintain accuracy and efficiency of the documentation.

Building Information Models (BIM)

Owner-Built Designs, LLC utilizes state of the art cad modeling software that allows us to create virtual buildings, known in the industry as BIM. That’s right; while others are drawing flat lines in 2D we are creating walls & floors, and install your doors and windows in a 3D computer environment. These and other essential objects are used to create a central database of your project. Then we use that to create the views necessary to describe your design so that everyone involved can visualize the outcome.

Drafting

Once you are settled on your design Owner-Built Designs, LLC will complete your drawings using plans, sections and elevations taken straight from the 3D model. This method improves the accuracy of the drawings and facilitates better coordination throughout your project; and with our virtual building method, potential obstructions and obstacles within the design can be revealed and corrected prior to start of construction.

Engineering

Plans must be properly stamped and signed by an architect or structural engineer when (1) work on one-storied buildings exceed $40,000, (2) work on two-storied exceed $35,000, (3) the principal structural members are of reinforced concrete or structural steel, or (4) for retaining walls five feet or more in height. Owner-Built Designs, LLC is associated with local professionals available to perform this service and we will handle all the coordination to facilitate this requirement.

Permitting

Its no secret, the experience of obtaining a building permit is one that most people would rather avoid. Owner-Built Designs, LLC cuts through the red tape of permit processing. We will do the leg work and bring the completed permit to your door so that you can spend your time more wisely as you prepare for the construction of your new project.
